House Rules for Apartment Rentals
1. Quiet Hours
Between 10:00 pm and 7:00 am you should consider other residents. Avoid noise disturbances and keep music and conversations at an acceptable level.
2. Common areas outside, that is outside your garden and terrace, may not have personal items stored; bicycles please in the bike shed.
3. Waste Disposal
Place waste only in the designated containers: paper and cardboard in the paper container, all other waste in the large container with the orange lid. There is no green container.
4. Visitors and Guests
You are responsible for the behavior of your visitors. They must respect the house rules and not cause disturbances.
Pre-registered guests are not allowed.
5. Pets
Pets are only allowed with prior permission, provided they do not cause nuisance to other residents. And only in the Alikruikje.
6. Safety
It is not allowed to block emergency exits or obstruct fire safety provisions. Report unsafe situations immediately to the manager.
7. Damage and Maintenance
Any damage to the apartment or building must be reported immediately.
Costs arising from negligence or improper use may be charged to the tenant.
8. Smoking
Smoking is not allowed in the apartment, unless otherwise agreed in writing.
9. Use of the Apartment
The apartment is exclusively intended for residential use.
Commercial activities, parties or gatherings with an increased risk of disturbance are not allowed.
Moving furniture or inventory without consultation is not allowed.
10. Liability
The tenant is liable for damage caused by themselves, co‑residents, visitors or pets.
The landlord is not liable for loss, theft or damage to personal belongings.
11. Parking and Bicycles (if applicable)
Park only in the designated areas.
Bicycles must be placed in the bike storage; entrances must remain clear.
12. Subletting and Keys
Subletting, Airbnb or any other form of re‑rental is not allowed without written permission.
Replacement costs will be charged in case of lost keys.
13. Fire Safety
The use of open flame (such as candles) is only allowed if it is done safely and does not interfere with smoke detectors.
Do not leave electrical devices charging unattended.
14. Malfunctions and Defects
Report malfunctions or defects immediately to the manager so they can be resolved in a timely manner.
15. Check‑in and Check‑out (for short stays)
Check‑in and check‑out times are arranged in advance.
Upon departure the apartment must be left in good condition.
The manager reserves the right to inspect the apartment.
16. Disturbance & Immediate Termination of Stay
In case of serious or repeated violations of the house rules — including noise disturbances, disrespectful or dangerous behavior, vandalism or nuisance to co‑residents — the landlord reserves the right to terminate the stay immediately.
In that case no refund of rent or deposit will be made. Any additional damage or costs will be charged to the tenant.
